acquired the real estate right-of-use assets from its parent company,
Cheng Loong Corp. The original lease term was from June 1, 2023 to May
31, 2028, with the amount of the right-of-use assets being NT$20,663,263.

Due to the termination of Gemtech Optoelectronic Corp. operations, it plans
to terminate the lease contract early on December 31, 2025. The net carrying
amount of the right-of-use assets of NT$10,676,011 will be derecognized.
